1, 2 & 10-Year New Home Warranties

CMS Homes offers a multi-part warranty program that includes the following components:

1-year Workmanship Warranty

The one-year workmanship warranty provides surety-type coverage and backs the builder’s warranty for defects in workmanship and materials. Covered components of a home that do not meet Construction Performance Standards in the warranty during the first year will be repaired or replaced or you may be paid the cost of repair or replacement.

2-year Systems Warranty

The two-year systems warranty provides surety-type coverage and backs the builder’s warranty for defects in the electrical, plumbing, heating, cooling, ventilating, and mechanical systems. Covered components of a home that do not meet the Construction Performance Standards in the warranty during the first two years will be repaired or replaced or you may be paid the cost of repair or replacement

10-year Structural Warranty

The 10-year structural warranty provides direct coverage from the day of closing for major structural defects as defined in the warranty. If a major structural defect occurs to ta designated load-bearing element of the home with the 10-year warranty term, it will be repaired replaced, or paid for by Bonded Builders.

CMS Homes Emergency Warranty Information

What Constitutes an Emergency Warranty Service Repair?

The only time a repair needs immediate attention is if it’s an issue that would cause further damage by continued use and without immediate attention. This includes but is not limited to electrical, plumbing, and HVAC.

Emergency Service Situations

If any of these occur, making your home unlivable, please contact the contractor listed. Some issues are considered warranty repairs, others are not.

HVAC (heating and/or air conditioning) not working during extreme weather conditions.

Whole-home electricity not working. Check with the utility company prior to reporting this circumstance to us or the contractor.

Whole-home, kitchen, or bathroom water supply not working. Check with your water company prior to reporting this circumstance to us or the contractor.

Natural gas leak. If you suspect a gas leak, leave your home immediately! Call the Ameren’s 24/7 Emergency Line at (800) 552-7583 or 911.

Sewer system or septic tank not working. If you suspect the main sewer line is clogged or your septic tank is full, making it impossible to use the plumbing, or you’re experiencing sewage backup, please call the city or a sewer/septic tank repair company. Downstream sewer issues are not covered by your home warranty.

Plumbing leak. If there’s a large water leak damaging your home or its contents and it requires turning off the main water supply, this is an emergency. Turn off the individual water valve where it’s leaking and/or the main shut-off valve to your home (in the basement usually along the front wall), then call a plumber.

Roof leak. Roof leaks not related to construction are not covered under your home warranty, including wind and storm damage. If there’s a roof issue related to construction that’s causing leaking, please notify us promptly to avoid further damage.

Windows or doors leaking. If it is raining and water is coming into your house through a window or door seal, then contact Jacob Wilson at CMS Homes via email or in Buildertrend. He will get back to you as soon as possible.

Personal property damage is not covered by your CMS Home Warranties.

For appliance issues and emergencies, please contact GE Appliances or the appliance company you’ve chosen to get a repair scheduled.

Non-Emergency Warranty Info

If you are experiencing a non-emergency warranty issue, please use either the 60-day or 10-month service request form above and submit all issues together in Buildertrend. We will work closely with you to get your repairs scheduled when it’s most convenient for you. We do not fix or repair warranty issues one issue at a time unless it is a true emergency.
