The Process for Building a Custom Home

Construction Financing: Not Needed with CMS Homes

The process for building a custom home is lengthy, starting with getting your finances in order. Most people who build homes already have a mortgage. Therefore, to build a home, they qualify for the cost of the new home and then obtain a construction loan or a bridge loan. This can add weeks or even months to the custom home building process

When you work with CMS Homes, you can skip this lengthy step. Yes! You read that right. We recommend meeting with a local mortgage broker to learn how much home you can afford, then sit down with our in-house estimators and designers to get a realistic estimate and learn about our Easy Build Program.

Easy Build allows you to build your dream home without any extra mortgages. We are the only building company in our area that takes the burden of a pre-construction mortgage off your shoulders — you simply close on one mortgage at the end as if you purchased a move-in ready house. This can save weeks or months, ease the stress of a complicated process, and get you into your new home quicker.

Home Plan Selection, Design, Materials Selections Upfront

With CMS Homes, all exterior and interior design is done upfront, at your first in-depth meeting. No need for several lengthy meetings that create indecision, and there’s no need to hire an architect or interior designer. We do it all with you, every step of the way, and keep an eye on your budget so you don’t exceed it.

  • We have dozens of home plans to choose from that allow maximum customization. This saves time and money, not hiring an architect and starting a design from scratch.
  • While selecting your home plan and exterior features, you’ll also work with our in-house designers to create an interior you will love.
  • By selecting a home plan and exterior and interior features upfront, our vendors and subcontractors can pre-order all the materials, so they’re ready when we’re ready for them. This saves time and worry about items coming in when they should.
  • Your home plan rendering, materials selections, and all other decisions are documented in your “build start documents,” which provide you with the opportunity to change something or approve before building begins.

It’s so easy! You select your favorite home plan, choose the exterior elevation with your desired look and feel, and then customize the interior design to fit your needs and lifestyle. We do the rest!

Some say that building is such a stressful event. Not the case at all. The CMS Homes team was helpful and gave good guidance on what we were looking for in our new home. We are so happy with the quality and details. It was three months and ten days from dig to done. — Christin Shoemaker, Homeowner

No Communication Issues: Closing Coordinator Keeps Schedule On Track

Another unique benefit of building with CMS Homes, which gets you into your new home quicker, is the role our Closing Coordinator, Emily Wilson, plays. During the home building process, she keeps the behind-the-scenes paperwork and schedule on track, so you don’t waste your valuable time making calls and checking on things, or worse, find out late in the game that something fell through the cracks.

  • A detailed and updated schedule is sent out weekly to all vendors and subcontractors involved in your new home build, keeping everyone on track and on the same page.
  • Not only does Emily start working for you as soon as the build agreement is signed, but she also communicates with over 75 people throughout the process, including your lender, and handles any issues to get you to the closing table on time, without complications.
You may or may not interact with Emily — it’s her goal to be the invisible hand that moves the building of your home along without any inconvenience to you — but if you do, it will likely be for something minor and it will be a pleasure.
As far as I know, no other company in our area has the home building process mastered the way we do! It’s rewarding to see a finished home and know that I helped make it happen. — Emily Wilson
