How the Custom Build Began
These customers came to us with a home plan drawn by a local home designer. (See CMS Homes Build Anywhere Design Options). As we began the project, we noticed this wasn’t just any home site — it had a spectacular view overlooking a 220-acre lake at Incline Village. However, that beautiful view presented some challenges as the site had a fairly severe slope down to the lake.
Crafting the Build
Our project managers met at the site with the homeowners and created a “game plan” to address the challenges and showcase the positive features of the new home while enhancing the homeowner’s enjoyment of the lake views. (See tips for picking your lot.)

Financing with Our Easy Build Program
The construction of this build was financed through our Easy Build program.
This unique program allows you to:
- Build in a CMS Community, with a 10% deposit of the cost of the new home and lot.
- Build on your own lot, providing a 10% deposit in lot equity (value of the lot minus your lot loan) and/or cash.
- If we help you find and purchase a lot not in one of our communities, CMS Homes, LLC, will take title of your lot, giving you credit for the lot equity. When the home is complete we will convey the home and lot back to you. In this case, we require a 10% deposit in lot equity and/or cash.
The best part of this program is: NO construction loan needed! In fact, we ask that you do not get one as it complicates the process.
