First, we thoroughly discuss your budget and financing, then your homesite location. You can choose a lot in one of our communities, buy a lot within 35 miles of Lincoln County, or build on land you already own. The last two scenarios would utilize our Build Anywhere Program. Once we select your ideal location, we estimate the cost of the size of your desired lot.

Next, we carefully plan your desired interior and exterior home features. Deciding what you want (and don’t want) in a new home will lead to a selection of our pre-drafted semi-custom home plans from which you can choose your dream home. We then customize the home plan you love the most to meet your needs.

Once you’ve chosen your desired features, you get a high-spec blueprint to see exactly what your home will look like when finished. This speeds up the process — sometimes by months.

Emily Wilson, CMS Homes’ Closing Coordinator, makes all the difference to a completely smooth, timely process. She is our behind-the-scenes paperwork guru who keeps literally hundreds of emails, documents, timelines, and more organized for each new home. We have learned that communication is the key to a fast build, so Emily and the rest of the team ensure nothing falls through the cracks.

Emily explains one area where she helps expedite the build, “Before a home is released to build, I must show the CMS Project Manager proof of funds, ensure the deposit is in place, get a signed contingency release, and send a Released to Start package to about 75 people to prove the hole can be dug and the house can be built. If the customer is building on their land, there’s a deed transfer, which I notarize, eliminating scheduling a time with an external notary, then I hand deliver it to the title company to be recorded. This speeds up the process.”

Build in a CMS Homes Community

If you build in one of our communities, first you must provide a lender’s approval for permanent financing that’s been through part or all of the underwriting process.

  • To sign the finalized Build Agreement, we require a 10% deposit of the cost of the home and lot.
  • When the home is complete, we sell the home and lot to you in one transaction as if you were buying a listed house.

Build Anywhere

If you’re building on your own land using our Build Anywhere Program, you must submit a satisfactory pre-construction appraisal of the lot and house.

  • Whether you already own the lot or we help you purchase a new lot outside of a CMS community, we require a 10% deposit in lot equity (value of the lot minus your lot loan) and/or cash for us to get started.
  • If you own the lot, we buy it from you, take title, and sell it back to you as a package with the finished home.
  • If we help you purchase a lot outside of one of our communities, CMS Homes, LLC, will take title of your lot and give you credit for the lot equity. When the home is complete, we will convey the home and lot back to you, just as if you were buying a pre-built, listed home.
