Picking out your building lot
Getting your builder involved prior to purchasing your lot is not required but is definitely a great idea! Here are just a few things your new home builder can help you with when choosing a lot:
- Potential Expenses – The cost of building can vary greatly depending on many site factors like:
- Tree removal
- Soil removal or soil fill
- Unusual soil conditions (i.e. Rock, sand, clay soils etc.)
- Any Flood plain on lot (May require LOMA depending on county flood plain manager)
- Drainage issues
- Utility locations and distance to home location (Water, sewer, electric, gas)
- Cost of utility tap fees (i.e. removal of trees or dirt from site, utility locations, drainage etc.)
These kinds of issues could add thousands of dollars to the cost of your build. You may think you are getting a good deal on a lot but it ends up costing you a lot more.
- Floor Plan Options – Taking into consideration the size, shape, easements and setbacks of a lot what type of floor plan would, and would not, be suitable on the lot.
- Will the home plan and site layout I want work with the lot.
- Can I have a walk out basement- Walk out basements are an inexpensive way to add living area to your home. If that is what you want then it’s important to know ahead of time if the lot will accommodate a walk out basement.
